The entire operation

  • Staffing — hiring, training, salaries, cover and supervision for cooks, housekeeping and the on-site caretaker.
  • The kitchen — a set menu, procurement, three meals a day and evening tea to the same standard we run in Bodakdev.
  • Housekeeping & laundry — daily room cleaning, linen changes and the in-house laundry routine.
  • Filling the beds — listings, enquiries, tours, and the residents who find us through the HॐME name.
  • Onboarding & collections — agreements, deposits, monthly rent collection and the follow-ups.
  • Residents and their parents — day-to-day support, house rules, escalations and the phone calls home.
  • Standards — the same checklist, the same reporting, every property under the name.

You keep

Ownership, and the income

  • The property — title, ownership and every rupee of appreciation stay entirely with you.
  • The larger share of revenue — you keep 70–80% of what the property collects, paid monthly.
  • Final say on capital spending — structural work, big renovations and anything that changes the building is your call.
  • Full visibility — monthly reporting on occupancy, collections and costs. No black box.
  • A way out — a defined notice period and handover, written into the agreement from day one.

The commercial model

We earn when your beds earn.

Our fee is a share of the revenue the property collects — between 20% and 30%, depending on how much of the operation we take on and the size of the building. There is no fixed monthly fee.

Revenue share is calculated on gross collections. Which operating costs sit on which side of the split — food, salaries, utilities, consumables — is set out in the agreement and depends on the scope we agree for your property. We'll walk you through it line by line before anything is signed.

Everything we do — the staffing, the rules, the way we talk to families — is built around running a girls' PG well.

Attached bathrooms, working plumbing, a usable kitchen space. Cosmetic work we can plan around; structural work has to be settled first.

Clear title and permissions

The property should be legally yours to commercialise, with whatever local permissions a PG requires already in order.

How it works

  1. You send us the details

    The form below. Where the property is, how many beds, what shape it's in and what you're currently earning if you're willing to say.

  2. We come and look

    We walk the building, count what's actually usable, look at the kitchen and the bathrooms, and tell you honestly whether we think it works.

  3. You get a written proposal

    Revenue share, who pays for what, what we'd change, what it would cost to get the building ready, and the notice period. In writing, before anything is committed.

  4. We take over the operation

    Staff hired or absorbed and trained, kitchen set up, rooms brought to standard, listings live, existing residents transitioned across.

  5. It opens as a HॐME PG

    Your building, our name on the door, our people inside it. Residents book through this website.

  6. You get a report every month

    Occupancy, collections, costs and your payout. Same format every month, so you can actually compare them.
